Elder Farm is a county farms property located in Welney, Norfolk. At the outset of the project, the building was in a poor condition, requiring structural repairs and significant internal and external works to bring it back to life and up to standard for a new tenant farmer. The project was completed under budget and two weeks ahead of schedule.
Norfolk County Council appointed Greyfriars Project Management to lead the delivery of the scheme, providing Project Management, Contract Administration, and Principal Designer services.

Delivering on Time
The GPM team worked closely with the Contractor throughout the duration of the project to manage the programme of works. Changes to the scope were managed proactively to minimise delays, and regular programme reviews were held throughout the duration of the project. A high focus on the programme was a key factor of the project which helped lead to the works being completed 2 weeks ahead of schedule.
Providing value for money
A client budget was set at the outset of the project. Throughout the duration of the project, this was regularly reported against by the GPM team. During procurement, a review of the submitted costs was undertaken to ascertain the best value of the tenders. During construction, variations were managed proactively with the Contractor and all costs were substantiated in a collaborative and open manner, ensuring value for money to the client and clarity for the Contractor. The project was completed under budget, which demonstrates a testament to the effectiveness of the GPM team’s commercial and cost management approach.
Focusing on safety
Safety is a key factor of construction which is oftentimes overlooked or misunderstood. As Principal Designer, GPM provided in-depth input on safety throughout the duration of the project. During design, potential issues were discussed and worked through with the designer, and residual risks were captured. In the construction phase, site audits were undertaken to provide the Contractor with feedback on safety-related matters and help identify any non-compliances, ensuring that works were being undertaken safely. Once works were completed, GPM oversaw the handover phase to the client, creating the Health & Safety File and coordinating between the Contractor and designers to add their input.
